WATCH: Entire block of Coronation Avenue slated for redevelopment

Project taking advantage of one of few full blocks still available for redevelopment

Another major tower development is being proposed for the north end of downtown Kelowna.

According to documents submitted to city hall, Safari Capital has plans for a massive three tower project that will encompass most of the 600 block of Coronation Avenue.

The design details plans for retail and office space, a hotel, condominiums, and purpose-built market rentals.

“Very few large full-block sites remain available for redevelopment in the downtown area,” documents read. “With this site, we envision a collection of buildings that transition density down from the gateway corner at St. Paul Street down to the east.”

It’s expected the entire project will house over 700 units, replacing the current 16 single-family homes. The documents outline plans for 80 hotel rooms, 182 condos, 438 rental units, and eight townhomes. There will also be over 6,000 sq/ft of commercial space, 7,700 sq/ft for a restaurant, and tens of thousands more for hotel and tower amenities.

The towers are proposed to be 20, 27, and 30-storeys tall. The block is only zoned for 12-floors, but the developer says adding the extra height, “will fully capitalize on the unique opportunity that this city block assembly presents, having a meaningful impact on the community for the long term.”

The tallest tower in the development will be on the corner of Coronation and St. Paul, which will “align with some of the tallest buildings” in the downtown core. The other two will incrementally step down into the surrounding residential areas.

The towers and podium are angled and shaped to reduce shading on surrounding properties and maintain sightlines through the development.

The plans just recently found their way to city hall, so it will be some time before they come before lawmakers for scrutiny.
