It will add more density to a developing urban area
A 15-storey tower is being proposed as another “major component” for the Capri-Landmark Urban Centre.
According to plans submitted to city hall, Kelowna-based New Town Architecture said the project will house 81 units, spread across eight studios, 16 one-bedroom homes, and 57 dwellings with 2 or more bedrooms.
“The proposal offers the right use, in the right place, at the right time and in the right form,” the plans read. “We offer the form and character as a fresh view of mid-rise residential development and seek support from the approving authority.”
The base of the project will have street facing townhomes, while the middle of the building will have oversized balconies projecting from each dwelling.
“The vertical spine along the Pacific Avenue facade follows the elevator with glazed lobbies on each floor. The top of the building is multi leveled with larger apartments, penthouses and sky-trellis that deconstruct the boundary between the building and the sky,” the architects wrote.
The building would see four properties – 1164, 1174, 1200, and 1210 Pacific Ave. – consolidated into one.
The land is zoned for a maximum 12-floor building, but newly adopted density bonus rules could add three more.
Builders who want to add a few more floors to a project can do so in exchange for one of three commitments: guaranteeing the project will remain a rental property or by contributing to the city’s housing opportunities reserve or a public amenity account.
New Town is opting to contribute more than $88,500 to the public amenity fund.
The documents still need to circulate city hall before coming to city council for a nod of approval.
