Rental tower proposed for former RCMP site

The building will contain purpose built rentals, as well as public amenity space and a potential art walk extension.

A 13-storey mixed-use rental tower is being proposed for the former RCMP site in downtown Kelowna.

It’s the first in a line of properties that will likely be part of a complete overhaul of the Civic Precinct, which includes the redevelopment of land between Queensway and Clement Avenue, and Water and Ellis Street.

Kelowna lawmakers unanimously gave first reading to a rezoning bylaw for the site Monday afternoon, moving the development to a public hearing on Nov. 16.

Early plans outline several commercial spaces on the first two floors, with rental apartments on the remaining 11.

The development includes 6,000 sq/ft of public amenity space, which is inline with key parts of the Civic Precinct Plan. If approved the city plans to extend the Art Walk south to Doyle Ave.

The proposed rezoning would help guarantee long-term rental units in the urban core, according to a report for council. Short-term rentals are not allowed in the proposed zoning.

Documents show the project ticks many boxes, such as falling in line with infill policies and being an appropriate location for more residential density.
