New condo proposed for Capri-Landmark neighbourhood

Building will replace four single-family homes

Densification of the Capri-Landmark neighbourhood continues, with another condo project slated for the area.

In development applications submitted to city hall, an 85-unit complex is proposed for the 1300 block of Pridham Avenue.

The site currently consists of four single-family homes, which will be knocked down and replaced by the building.

“The redevelopment of this underutilized site adds many new homes close to urban amenities,” the application from New Town Services read.

The project is proposed to include five three-bedroom homes, 32 two-bedroom homes, 45 one-bedroom units, and three studio apartments.

Ground-oriented units at the street level are expected, “which both improve the relationship to the street and serve as screening for the parkade walls.”

The project falls in line with the city’s desire for higher-density housing between the Capri Centre and around the Landmark District.

Extensive planning is underway to add around 8,000 more people to the area in the next 20 years. This will come about by ensuring a bounty of mixed-use development, road overhauls, and a public plaza.

In order for the project to proceed, several approvals from city council are required, including a height and footprint variance.

There is no timeline for when it may come before lawmakers.
