New ‘attainable’ rental project proposed near Orchard Park mall

Will add up to 200 units near popular shopping centre

A 187-unit rental complex is proposed just south of the Orchard Park Shopping Centre, which will help eat into the supply shortage in the city.

The project, according to documents submitted to city hall, would consist of two, five floor buildings between Benvoulin Road, Benvoulin Court, and the future extension of Mayer Road.

“The intent of the building locations on site is to provide an open and attractive interface toward Benvoulin Court and Mayer Road, complimenting existing and proposed neighbouring developments of four and five storeys,” the documents read.

The development would be a mix of studio, one-, two- and three-bedroom units, “offering attainable housing options for families in the challenging Kelowna rental market,” according to Kelowna-based developer’s Traine Construction & Development.

Outdoor amenities are planned, to create a plaza-style feel throughout the site. This will come courtesy of a children’s play area, café style seating, BBQ area, as well as turf for picnics and other gatherings.

The buildings will sit atop a shared below-grade parkade, with some surface parking near the west side of the property.

A small height variance is required for the build, as the site currently only allows 4.5 storeys.

The project still needs to come before city council for approval.
