Art Deco elements part of Coronation Ave. development proposal

Building will add to densification near Clement Ave.

A 60-unit condo building proposed for downtown Kelowna will reflect elements of the neighbourhood’s architecture and history.

The Coronation Avenue project, dubbed ‘Nolita,’ will draw on craftsman and art deco design elements, according to documents submitted to city hall.

“The white stucco finishes and subtle, curved forms are influenced by Art Deco and complemented by modern, Craftsman-style detailing, which is reflected in the brick, architectural metal panel, and lap siding,” wrote Dane Lewis of Bluegreen Architecture.

The six-storey building will have five upper floors of wood-frame construction atop a double level, partially buried concrete parkade and ground floor townhomes. The building will incorporate angles to add a dynamic street profile.

Lewis wrote that the project does not cater to one single demographic but will be a mix of unit types and prices.

However, he notes there will be more one-bedroom options, as it is expected students of the future UBCO campus will make up a large portion of the area’s demographic.

According to planning documents, the project will house 25 bachelor pads, 20 one-bedroom suits, 10 two-bedroom units, and five two-bed townhomes.

To proceed, the project needs rezoning approval of four single-family lots between St. Paul and Richer Street from city lawmakers.
